From Gas Guzzler to Energy Saver at 201 Elizabeth Street Sydney. 

It seems shifting the investment for the Quantum Heat Pump Upgrade from capital expenses to operating expenses was needed to finalize the project. 

Vince from Roseville Plumbing reported that the building had trouble meeting tenants' hot water demands. The old gas system often malfunctioned, leading to daily tenant complaints.

With maintenance expenses rising, a change was necessary. The building management required a dependable, energy-efficient, and future-proof solution. Vince then stepped in with his expertise in Quantum's heat pump technology.

The Problem

The original hot water system featured a Bosch Commercial 32 gas unit and two Rotex Calorifier storage tanks.This gas setup ran constantly, leading to high energy usage and costs. Despite semi-annual maintenance for cleaning and testing, reliability issues remained.

The Solution

Partnering with Roseville Plumbing, the entire gas system was upgraded. Ten Quantum Titan 340 heat pumps were installed, taking over from the old gas unit and storage tanks. 

These heat pumps were installed in an equal-flow arrangement to guarantee even output. The updated system now provides over 3000 liters of hot water each hour and supplies the building from Level 7 down to Basement 4 via a dedicated flow and return loop system driven by Grundfos circulator pumps.
 
The upgrade focused on sustainability and efficiency, aiming to lower operating costs and meet environmental goals by switching to an electrified solution. 

Implementation Challenges

Upgrading the gas system posed several challenges. The old setup was firmly integrated into the building’s mechanical rooms, where outdated gas storage tanks and wall-mounted units occupied considerable space.

Vince spearheaded the installation team, which had to work through confined areas around the ducting and lift zones to install the new heat pumps.

Concerns also arose regarding consistent water quality and the long-term upkeep of the new system. To address possible issues like leaks and maintain the efficiency of the heat pumps, the team instituted regular inspections and maintenance schedules. 

The Results

Implementing Quantum’s heat pumps resulted in immediate advantages. Tenant complaints have reduced noticeably, and now the building enjoys a dependable and steady hot water supply.

The new system is much simpler to maintain, and it has significantly reduced operational costs. Although the precise energy savings are still under review, Kin Technology’s initial cost analysis during the tender projected considerable savings.

Additionally, the building’s electrification supports its sustainability goals by lowering carbon emissions and dependence on fossil fuels. 

Lessons Learned

Transitioning from gas to heat pumps involved some financial engineering, but the outcomes have demonstrated that hot water heat pump upgrades are a feasible and economical option for numerous commercial buildings, provided there is sufficient space and ventilation.
